I will work hard to ‘exceed your expectations’ on service
and performance. Each client comes from a different perspective and will
work to recognize your goals and exceed your expectations during the transaction.
Objectives
The primary general objective for all my clients is to MAXIMIZE PROFIT
and MINIMIZE COSTS in the sale of your home.
- I will provide
suggestions to ‘stage your home’ to appeal to a wider market
segment resulting in a higher price and shorter marketing time.
- I will provide
a ‘pyramid’ pricing range based on how you wish to market
your property. It provides 3 price points to you based on factual market
data.
- I will make a
strong marketing effort to get the property sold in a timely fashion.
- I will stay in
constant communication with you to keep you informed of every aspect
of selling your home or investment. Written updates are provided for
your review detailing all advertising and comments from all agents showing
your home.
- We will keep you
informed of showings, changes in the market and comparable sales. When
the offer is on your desk, you will be completely comfortable in the
sales price and your decision to sell. There will be no lingering doubts
on value.
- I will qualify any prospective
buyer to ensure they have the financial ability to purchase your home.
I have a very strong track record on successfully closing the escrow
once the property is sold. There are ALWAYS issues arising during the
transaction. It is a matter of anticipating and SOLVING the issue. This
is where an experienced agent can make the process successful. Most
agents charge the same fee; why not work with an agent that has 25 successful
years in real estate.
Advertising and Exposure
- Place on the Multiple
Listing Service for maximum exposure to thousands of agents.
- South Bay Brokers
Office Caravan (115agents) through the house to preview your home. Our
office is one of two companies where the caravan is mandatory, allowing
maximum, immediate exposure to over 100 active, full time agents.
- A color flyer
will be made outlining the features and benefits of your home. It will
be sent to all of the agents in the South Bay, will be available at
open houses and in the flyer box on the sign post.
- A floor plan will
be provided on the flyer to provide helpful information to buyers after
they leave your home.
- Advertise in the
Beach Reporter, LA Times, Daily Breeze or appropriate publication.
- Take interior
and exterior photos to be placed on the MLS website, www.hellodavid.net
, www.southbaybrokers.com
, www.realtor.com , www.homefinders.com.
I will also enter a VIRTUAL TOUR of your home, with your permission,
on available websites. These can also be emailed to any agent showing
and/or previewing your property.
- Put an electronic
key box with coded security access on the property. The names of all
of the agents who enter are registered automatically.
- A "For Sale"
sign will be placed on your property.
Open Houses
- A Brokers open
house will be held the first week that the home is listed. A second
brokers open will follow the next week, and again in the fourth week,
if necessary.
- Open houses will
be held in the first week, and thereafter, as we determine to be necessary.
This is only a brief summary
of efforts leading to a successful sale of your home. I would like to

Effective Marketing is not
a routine procedure, repeated the same way each time.
